Key Responsibilities

• Project Governance: Define scope, objectives, and KPIs aligned with the target Uptime Institute Tier classification (Tier III). Develop and own the master project schedule across all design, procurement, construction, and commissioning work-streams. Manage resource allocation, budget tracking, cash flow forecasting, and contingency planning throughout the build lifecycle.

• Design & Engineering Coordination: Lead coordination between MEP engineers, architects, structural consultants, and specialist subcontractors to validate design packages against the client’s operational and redundancy requirements. Review and approve construction drawings, single-line diagrams, equipment submittals, and basis-of-design documents. Ensure full compliance with applicable standards including TIA-942, EN 50600, Uptime Institute Tier Standard, local building codes, and electrical regulations.

• Procurement & Vendor Management: Ensure all parties deliver against contractual obligations, technical specifications, and the Statement of Work (SOW). Manage the variation order register, RFI log, and supplier performance throughout the program.

• Construction Oversight: Maintain active site presence during critical construction and installation phases. Conduct regular site inspections and progress reviews, ensuring work is executed to specification, HSE standards are upheld, and any quality or sequencing issues are resolved without delay. Chair weekly contractor progress meetings and produce formal progress reports for the client and senior leadership.

• Risk & Issue Management: Maintain a live risk register throughout the build phase. Proactively identify schedule, cost, and technical risks, and drive mitigation actions before they impact delivery. Escalate critical issues with clear recommendations and manage stakeholder expectations accordingly.

• Commissioning & Handover: Own the end-to-end commissioning program, including Level 1–4 Integrated Systems Testing (IST), load bank testing, UPS and generator failover simulations, and BMS/DCIM integration verification. Manage the snagging and defect resolution process through to practical completion. Ensure all O&M documentation, equipment warranties, test records, and as-built drawings are fully compiled and formally handed over to the operations team.

• Documentation & Reporting: Maintain complete and accurate project records throughout the build phase, including meeting minutes, inspection reports, commissioning records, equipment datasheets, and the asset register. Deliver regular written status reports and executive dashboards to senior stakeholders.
